ACV vs. RCV Policies Exposed
Your insurance agent told you they saved you $30 a month on your premium. What they didn’t tell you is they stripped away your ability to afford a new roof. Learn the math behind the ACV trap.
The Policy Index
Most homeowners do not read their 80-page insurance policy. They simply look at the Declarations Page, verify they have “Dwelling Coverage,” and assume their roof is protected. If you see the acronym “ACV” printed next to your roof coverage, you are in grave financial danger.
1. RCV: The Safety Net
Replacement Cost Value (RCV) is the gold standard of insurance. If a hail storm destroys your 15-year-old roof, an RCV policy legally binds the insurance company to pay whatever it costs to buy a brand-new roof at today’s retail market rates.
Yes, they will hold back some money initially (called recoverable depreciation), but once the contractor installs the new roof, the carrier cuts the final check. Your only out-of-pocket expense is your deductible.
2. ACV: The Garage Sale Value
Actual Cash Value (ACV) pays you exactly what your used, damaged property is worth the second before the storm hit. Think of it like a garage sale.
If you have an ACV policy, the adjuster calculates the price of a new roof, and then subtracts the age of your current roof (straight-line depreciation). If your 30-year roof is 15 years old, they chop the payout in half. They hand you a check for 50% of the roof’s cost, minus your deductible, and close the file permanently. The depreciation is Non-Recoverable. You are left to figure out how to pay the $10,000 difference to the roofer.
The 15-Year Downgrade Trick
Many major insurance carriers have buried a clause in their contracts stating that once a roof turns 15 years old, the coverage automatically downgrades from RCV to ACV without requiring your signature. They do this because 15-year-old roofs are the most likely to suffer storm damage. Check your policy renewal documents closely.
3. The Agent’s “Premium Discount” Bait
Insurance agents are salespeople. If you tell an agent you are shopping around for a cheaper monthly premium, they will often manipulate your coverage limits to make their quote look better. The easiest way for them to shave $30 a month off your premium is to quietly change your roof coverage to ACV.
They win the sale, you save $360 a year, and you both ignore the fact that they just placed a $12,000 liability directly on your shoulders in the event of a hurricane or hail storm.
4. How to Fix Your Policy Today
Do not wait for a storm to check your policy. Call your insurance agent right now. If your roof is already damaged, it is too late to change it. But if your roof is intact, use this script to force them to upgrade your protection.
“I am reviewing my Declarations Page and I need you to confirm in writing whether my roof coverage is currently ACV or RCV. If it is ACV, or if there is an automatic ACV depreciation schedule based on age, I want a quote today to add an RCV endorsement to my policy. I am willing to pay the higher premium to ensure my roof depreciation is fully recoverable.”
