The Crisis & Leak Department
A water stain on your ceiling does not mean you have to spend $15,000 on a new roof. Take a breath, stop the water, and use our diagnostic tools to find the actual failure point.
The Crisis Index
1. The Immediate Danger: The $15,000 Upsell
When you call a roofing company during a panic, they hear a blank check. Over 80% of residential roof leaks are caused by a simple failure at a “penetration point” (a plumbing vent pipe, a chimney flashing, or an exhaust fan). A new rubber pipe boot costs $15 at a hardware store and takes 20 minutes to install.
Predatory contractors know you are scared. They will point to a simple $250 repair, claim the entire roofing system is “brittle and failing,” and refuse to patch it. They do this to force you into a $15,000 total roof replacement. Unless they physically show you an engineering failure across the entire slope, you must demand a targeted patch.
2. Do Not Pay Cash for a Tarp
The Extortion Tarp
If water is pouring in, a contractor will show up and offer to tarp the roof for $1,500 cash on the spot. Do not pay this. Under every standard homeowner policy, temporary repairs (like tarping) are fully reimbursable because you have a contractual duty to “mitigate further damage.” The insurance company owes the contractor for the tarp, not you. Sign a work authorization for the emergency tarp ONLY, and have them bill the carrier.

How to Find the Exact Leak Source
Water follows gravity and rarely drips straight down. Use our “Leak Tracker Matrix” to trace water trails in your attic and pinpoint the exact exterior failure point before a roofer arrives.
