The “Dry Fog” Scam: Why You Cannot Just Spray Mold Away

If a contractor tells you they can “Treat the whole house without tearing down walls” using a special “Dry Fog,” they are selling you snake oil. Fogging is not remediation; it is chemical warfare against a biological problem, and it fails 99% of the time.

The “Perfume on Trash” Rule

Imagine your kitchen trash can is rotting. It smells terrible.
Fogging is like spraying expensive perfume on the trash. The smell is gone for a day, but the rotting meat is still there.
Remediation is taking out the trash.

1. The Science: Dead Mold vs. Live Mold

The “Dry Fog” salesman will show you lab results proving their chemical kills 99.9% of mold spores. He isn’t lying about the killing. He is lying about the result.

The Medical Reality

Your immune system does not care if the mold spore is alive or dead. It reacts to the shape of the protein shell and the mycotoxins inside.

Dead Mold Spores = Toxic Dust.
If you fog a room, you turn “Live Mold” into “Dead Toxic Dust” that settles on your pillow. When you inhale it, you still get sick. The IICRC S520 Standard demands Removal, not Killing.

2. The Biofilm Barrier (Why Fog Bounces Off)

Mold is smart. When it colonizes a surface, it creates a Biofilm—a slimy, protective shield. Think of it like the plaque on your teeth.

If you rinse your mouth with mouthwash (Fog), it kills the bacteria on the surface, but it does not penetrate the plaque. You have to brush (Scrub/Sand) to remove the plaque. Fogging chemicals bounce right off the mold’s biofilm, leaving the colony underneath alive and ready to grow back.

Video: “Does Fogging Get Rid of Mold?” A remediator explains why fogging is only a supplementary tool for dust control, not a magic cure.

3. The Physics: Why Fog Misses the Target

Mold grows inside wall cavities, under carpets, and behind cabinets. Fog works by line-of-sight.

  • The Settling Problem: Fog is gravity-dependent. It settles on top of tables and floors. It does not crawl up inside your drywall where the leak is.
  • The “Coating” Problem: If the mold is growing on dust inside your ducts, the fog lands on the top layer of dust. The mold underneath the dust survives and grows back in 2 weeks.

4. The 3 Types of Fog (Thermal vs. ULV vs. Dry)

Contractors use confusing terms to sell this. Know the difference:

  • Thermal Fog (The Smoke): Uses heat. Creates a thick white smoke. Designed for “Odor Control” (Fire damage), not mold. Useless for sanitizing.
  • ULV Fog (Wet Mist): “Ultra Low Volume.” Sprays large droplets. Leaves surfaces wet. Can actually cause more mold if not dried out.
  • Dry Fog (The Expensive Scam): Uses a special nozzle to make droplets so small they bounce off surfaces. Contractors claim it “fills the volume,” but since it doesn’t wet the surface, it often fails to penetrate the mold’s cell wall (contact time is too short).

5. Fogging vs. Physical Removal

Why do so many companies offer fogging? Because it is easy money.

Feature “Dry Fog” Treatment HEPA Remediation
Method Spraying chemicals. Vacuuming, Scrubbing, Sanding.
Time Required 2 Hours (Easy Money) 3-5 Days (Hard Labor)
What Happens to Spores? They die and fall to the floor. They are captured and removed.
Long Term Mold returns / Toxicity remains. Problem solved.

6. The “No-Fog” Contract Clause

Protect yourself by adding this line to your bid:

“Contractor agrees that chemical fogging or ozone treatment will NOT be used as a primary means of remediation. Any use of antimicrobial agents must be preceded by HEPA vacuuming and physical removal of visible growth (Source Removal).”

What About “Dry Ice Blasting”?

If you can’t fog, how do you remove stubborn mold from wood? The answer is Dry Ice.

Conclusion

Don’t be seduced by the promise of a “Whole House Cure” for $1,500. Real remediation is construction work. It involves demolition, sanding, and vacuuming. If a guy shows up with a magic wand (fogger) and no vacuum, send him home.
